Recorder Duties

The operations of the County Recorder are all specified by and required by state law. The Recorder is elected to a four-year term. He/she records documents and maps and also maintains cross-reference indexes to these records. The office provides for the subsequent retrieval of records for public viewing and produces copies and certifications of the records.

When Are Property Taxes Due?

Real Property Taxes are due November 30 of any given year unless that date falls on a weekend, then it is due the following Monday. In 2016, current year taxes will be due Nov 30th. All county offices will be closed for Thanksgiving. Tax notices are sent no later than Nov 1st of each year.

How to Pay Your Property Tax

1. Pay online with an E-check through Instant Payments. There is a 75 cent fee charged by Instant Payments for each payment. A separate payment is needed for each parcel.
2. Pay online or by phone with a credit card through Instant Payments or call 1-800-764-0844.There is a 2.5% or a minimum of $2.50 fee charged by Instant Payments depending on the amount of taxes owed. A separate payment is needed for each parcel.
3. Send a check or money order payable to Piute County Treasurer and addressed to: PO Box 116 Junction, UT 84740. Please note your parcel number(s) on the check.
4. Pay by cash, check or money order at our office in the Piute County Courthouse, 550 N. Main , Junction.

Property Tax Payments Online

To insure you make a payment in full using the online system please contact our office at (435) 577-2505 in regards to delinquent tax payments.

Prepayment  Coupons

In the middle or late part of February the Treasurer’s office mails out coupon booklets to taxpayers who request them (email us to request coupons or let us know you no longer need them). These coupons help taxpayers to make monthly, optional prepayments and avoid a large tax bill in November. Coupons can be mailed in or dropped off at our office. Coupons are based on the last year’s taxes and divide it into 10 payments. The taxpayer receives 9 coupons to be paid Feb to October with any remaining tax appearing on the November tax bill. Current year taxes are not finalized until September so the final payment will be different from the previous 9 payments. Instead of mailing in your prepayment checks, you can set up automatic monthly payments from your bank account or credit card see above.

Function

The Treasurer’s function is to bill and collect real property tax, and invest, safeguard, and disburse revenue from all property tax collections.

Duties/Responsabilities

o Bill and collect Real Property Taxes.
o Disburse taxes to Taxing Entities, such as School, City entities, Water District, etc.
o Process refunds of overpaid property taxes.
o Publish a listing of delinquent taxes on an annual basis.
o Custodian of all county funds and receives and disburses them upon proper authorization of County Council, Auditor and Assessor.
o Serve as investment officer of the County, handling all monies collected through the Clerk-Auditor, Assessor, Recorder, Justice Court, and other departments in the County.
o Maintain an accounting of the receipts and expenditures of all county monies.

Market Values - We do not determine market values of your property; this is handled through the Assessor’s Office.
Tax Rates - We do not determine tax rate(s); this is handled by the Clerk/Auditor’s Office and State Tax Commission through the annual budgeting process.
Tax Levy - Real Property Taxes are Levied by the Clerk/Auditor’s Office.
Personal Property - Personal Property Taxes (mobile homes, businesses, airplanes, etc.) are billed and collected by the Assessor’s Office.
